CPO Zeisterwerf

A special residential building has been realised at the former civic amenity site in Zeist. By means of a collective private commissioning [CPO], Zecc desgined the building for the Surplus residential group association with active senior citizens. The project comprises 22 luxury apartments ranging from 70 to 175 m2 plus a communal area. The residents wanted to create their own apartments and to be able to grow old together with like-minded people. Everyone has a self-contained apartment with private facilities and outdoor space. The large communal garden and communal space on the ground floor with a kitchen are shared. Here residents can meet each other or have a party.

The design consists of two volumes of three layers with large stepped terraces. The greenery continues onto the terraces with permanent planters. The buildings are detached from each other allowing for a maximum amount of sunlight and orientation onto the surrounding leafy environment. The two buildings are only connected via the shared entrance on the ground floor. Both buildings have their own elevator and are therefore future-proof. The façade is made up of horizontal prefabricated concrete slabs which is filled in with brickwork, wood and glass. This horizontal articulation was chosen to maintain cohesion in the façade and this creates a nice contrast to the scenic garden layout. The horizontal arrangement of the façade also provided freedom to design their ideal apartments individually with residents within a clear structure. The design mediates between individual preferences and common interests.
