De Loodsen - Spoorzone Zwolle

The Spoorzone, on the southwest side of the NS railway station Zwolle, will change in the coming years into a new piece of city with a mix of functions; education, cultural facilities, housing and creative activity. Commissioned by NS, Museum de Fundatie, ArtEZ University of the Arts, Cibap vocational school for design and the Municipality of Zwolle, Zecc conducted a study for one of the subareas in De Spoorzone on the redevelopment of the industrial hall complex and immediate surroundings.

 

In this study, the existing characteristic halls, including the striking Red Shed, recognizable Wärtsilä hall and Van Halteren hall, will be developed into an innovation district that offers a place for and enables cooperation between manufacturing industry, creative entrepreneurs, cultural facilities (including Museum de Fundatie) and education (including Cibap and ArtEZ). 

 

Exchange and connect

The development of Spoorzone Zwolle encompasses an area of approximately 100 hectares, which is divided into six districts: District Z and the Workshops, Westerlaan, Willemskwartier, Hanzekwartier, Hanzehoven and Hanze-Oost. Zecc's vision concentrates on commercial and industrial buildings located partly in District Z and partly in the Werkplaatsen zone. The task was to spatially incorporate the three (educational) institutions that are involved in the planning for this development as intended users. 

To make the area accessible, the existing contiguous buildings will be “cut open. This breaks up the amalgamation and large scale of the buildings and creates a dynamic route between them. This increases the fordability of the area that now has an introverted and closed character.

 

The industrial buildings are interwoven with three green, urban outdoor spaces: the Spoorpark, the Binnenplein and the Spoorlaan. Informal green routes provide space to exhibit art, a place to rest and to meet. A new sustainable footbridge will be built across the tracks, part of the Engelenpad which connects the historic city center across the tracks to the IJssel river.

Cross-pollination

In vision De Loodsen, the subarea is given a new own identity with a palette of building types; clearly readable buildings with clear entrances with visible functions and their own expression. Design and programming contribute to transforming the closed gray sheds into a lively innovation district; a creative and innovative breeding ground where collaboration and cross-pollination occur, where functions and activities mix.
