Hinge point of the harbour

Zuidkade Scheveningen
The Zuidkade project is part of the area development DE ZUID by VORM and MRP and is located on the third harbour of Scheveningen. The characteristic atmosphere of the harbour, the nearby dunes and the view of the sea were the main sources of inspiration for the design of this project, which combines flats with commercial spaces in the plinth.


Design: interplay of two offices

The façade of Zuidkade was designed by two architectural firms. LEVS architects is responsible for the corner block with a powerful, concrete overhang. Zecc Architects designed the brick building with canted bay windows. Mutual coordination creates a strong coherent whole, while both firms retain their own signature.

 

The tough character of the harbour is expressed in LEVS's corner block through the use of concrete and a powerful use of colour. Zecc refers to the surroundings in a more subtle way, with rounded concrete portals in the plinth and sand-coloured brickwork that matches the colour palette of the dunes and the beach. From the building, you walk straight onto the beach or into the dunes.

 

Zecc's design is sculptural. The facade contains recessed entrances,

set-back roof terraces at the penthouses and cantilevered bay windows angled towards the evening sun. These offer views of the dunes and beach. The bay windows are set loose on the façade and feature rounded corner details inspired by waves and the patterns of sand waves created by the wind.

The brick bay windows with two angled surfaces give the flats a double orientation: to both the small-scale Third Harbour and the larger Front Harbour. This strengthens the relationship with the quay and promotes social interaction. Thanks to large, fully opening façades, sunlight enters the house early, creating an optimal experience of the water.

 

Living, orientation and quality of life

On the ground floor, commercial spaces alternate with the three entrances to the apartment buildings. Behind these commercial spaces, parking is solved under a deck, on which the flats on the first floor have a generous terrace. This deck is publicly accessible via a staircase at the quay and forms a link between the street and the elevated inner area.

 

The inner area is small-scale, car-free and south-facing. The gardens of the ground-level houses and the terraces of the flats contribute to a green and sheltered living environment. Here, the façades respond to the smaller scale of the houses with vertical lines. In combination with the continuation of the brickwork shades from the quay façade, a layered image is created that visually reduces the building volume. Soft themes have also been applied, such as rounding off large balconies.

Two flats per core are accessed on each storey. All flats have a double orientation: a south facade and a north facade overlooking the harbour and the sea. Most flats range in size from 100 to 150 m² and have an I-, L- or U-shape around the core. On the top floor are three generous 225 sqm penthouses, each with a spacious roof terrace on both sides.
